Q: What type of investment/rental properties does LeaseWell Markets or Leases?
We market and lease a varied portfolio of apartments, individual condominiums, houses, townhouses and duplex, buildings in the Calgary area.
Q: What are the fees? What else do you charge for?
Our fees are generally based on type of service engagement either one time or monthly fixed fees. Unlike property management companies in Calgary or elsewhere, our fees are not based on a percentage of the revenue generated from your property, so owners keep major portion of the rental property income. A fixed one time minimum or a minimum monthly fee may apply. Please contact us and we will be pleased to provide you with an individual quotation for your review.
Q: What is the rental rate for my unit and how long will it take to rent?
We offer you a free rental market evaluation service to help you know these rates. Submit a request to get an idea of the current market rental rate for your property. In certain circumstances, we might need to view the unit to provide a fair assessment of the rent amount.
Q: Where do you normally advertise your rental units?
We normally advertise your rental units in local or community news and classified sites, leading rental search websites offering Apartments for Rent – Calgary, social media platforms, our own website as well as online advertising to reach widest range possible of active renters.
Q: What criteria do you use to choose a tenant?
We employ detailed application form from each prospective tenant interested in your rental property, shortlist the most promising renters before conducting credit bureau checks, verification of employment and feedback from previous tenancies. No tenants are accepted unless they have passed our strict criteria and approved by rental property owners.
Q: How often are investment properties inspected?
At a minimum, we will inspect your property when a new tenant moves in, six months after the tenant has moved in and, providing there are no extenuating circumstances or problems, every year after the six months. We also survey the tenant(s) periodically and inspect the property when tenant(s) completely vacate the property (i.e. move out).
Q: What are your pet policies?
Our pet policies are determined on an individual basis by the owner and/or applicable Condominium Corporation by-laws in consultation with the Condo Managers. The amount of the security fee will be required as provided for under the Residential Tenancy Act or as marketed. Pet references are also required.
Q: Will you do tenant placement only and then let me manage it?
Yes.
Q: What do you do if a tenant does not pay rent?
We are very diligent with rent collection and it is administered per all allowable avenues under the Residential Tenancy Act commencing with immediate notice given to the tenant. If rent is past-due, the tenant will be given notice as allowed under the Residential Tenent Act.
Q: How do you manage problem tenants?
We often find that by acting as an independent third party, we are able to resolve most tenant disputes through communication and negotiation to ensure everyone is treated fairly and equitably. We are experienced and familiar with all landlord’s rights and remedies under the Residential Tenancy Act and comply with the act on all disputes.
Q: Who goes to arbitration at the Residential Tenancy Branch – I hear it is a challenge?
We are extra careful and diligent about tenant screening and verification, and expect not too many matters will come before the Residential Tenancy Branch, but if this case does arise where we lease and manage the rental property, our Property Managers have many years of experience in preparing for and appearing before arbitrators.
Q: Do you assist Non-Resident Investors with taxation?
We provide you the detailed invoices and cost accounting of the receipt fees so you can take care of your own taxation easily.
